We list a range of residential real estate properties including apartments, villas and plots through our web and social media platforms. Our listings include everything from new, resale, under construction and upcoming properties.

To buy a property through efiedwam.com, you need to follow the following steps:

    • Check out our website or Social Media.
    • Select the property that meets your criteria and drop an enquiry for the same.
    • Go on a site visit of the selected property with our property consultants.
    • Close the deal- We handle all legal paperwork, and manage all documentation works.

An authorized property consultant at Efiedwam Real Estate will have a Business card with a scannable QR code. Anyone who fails to show that is not from Efiedwam Real Estate.

No. Especially for sales, our team does all background checks on each property to ensure that it is clean and marketable before we declare the property officially listed with efiedwam.com.

No. We prefer working with property owners directly.

Viewing is free if you have asked us to find you a place upon showing us proof of purchase ability. Otherwise, viewing comes at a fee of 100 Ghana cedis.

5% on sales, 10% on cedi (Ghs) rentals, and 1 month’s rent on dollar ($US) rentals.

Our commissions on sales are usually slightly negotiable but mainly depend on the value of the property in question.

In most situations, yes. We need to establish proof of ability to make full payment first. The terms of payments however would have to be agreed upon by the property owner.

You would receive a call back from us within 24 hours of placing your enquiry with us, provided you have posted your requirements between 9 am and 10 pm.

However, all transactions are conducted in Ghana cedis (GHS). The final price in GHS will be based on the prevailing exchange rate at the time of the transaction.

The sale of a residential property is said to have been formalized if the seller has received the entire consideration amount, registration of the documents has been carried out and actual possession of the property has been granted to the buyer.

You can list the properties available for resale through an enquiry form, which is available on the homepage of our website. By registering with us as a broker, you would get associated with a multitude of buyers without paying any extra charges.

In Ghana, property taxes are calculated and collected by local municipal or district assemblies and typically range between 0.05% and 1% of the property’s value. The rates are determined based on the classification of the area where the property is located. For example, in high-end residential areas like Airport Residential, East Legon, and Ridge in Accra (classified as Residential Class 1A), the rate is 0.17% of the property’s value.

Additionally, rental income taxes apply to property owners, with an 8% tax on residential rental income and a 15% withholding tax on commercial rents.

These rates are subject to regular reviews and depend on enforcement efforts by local authorities​.

There are no taxes to be paid before buying a property. However, upon registering the property with the lands commission, fees will be taken for stamp duty and property registration. This may be as much as between 7% - 10% of the total property price.

Yes, you can. A leasehold can be converted to a freehold through either a customary law freehold or a common-law freehold.

With leasehold, the buyer only owns the building but rents the land on which the building is. Therefore, it is required to pay a renewal amount after a number of years. Mostly 99 years, while with freehold, no renewal amount whatsoever is paid because both the building and the land have been bought.

Yes. With a properly drafted POA and a call to the owner to confirm the document in question, the representative of the owner may list their properties.

Power of Attorney allows a person to authorize another person the right to make decisions regarding the person's assets, finances and real estate properties.

There are two types of power of attorney. First, the 'General Power of Attorney' where a property owner confers 'general' rights. The rights include but are not limited to sell, lease, sub-lease etc. The second one is the 'Special Power of Attorney' where only a specific right is given by the owner to the chosen person.

You can register your property with the lands Commission of Ghana.

Property registration is acquiring a certified title for your property. This proves you to be the owner of the property in question.
